Special Features: Urbana engaged through the pre-application and led to convince the Council that a mixed-use scheme, which was contrary to Watford Borough Council’s Local Plan, was the right solution for the area and sought to retain all business uses in this location. Urbana achieved this by offering almost double to previous office provision in the plot, plus the addition of residential dwellings which offer a very significant additional set of public benefits
